Simply identify your 'musts' for :
- Location
- Ownership structure ( Freehold or Condominium)
- Type ( Detached, Semi,Townhome, Condo Townhome, Condo Apartment, Co-op, Land )
- Any important Style issues ( Bungalow, 2-Storey, etc )
- Minimum Number of Bedrooms
- Minimum Number of Washrooms
- Minimum Number of Garage Spaces ( Freehold ) or Parking Spaces ( Condo)
- If Freehold, Separate Basement Entrance /Apartment ? Main Floor Family Room ?
- If Condo, Do you have Pets ? Children? Must have an open Balcony ? Must have certain Rec Facilities ? High Floor or Lower Floor important ?
Property Search Tips
Try to provide your criteria based on 'musts' rather than just 'preferences'
For instance,many people would prefer a Double Garage or a Main Floor Family Room but if these are not essential and your Budget is limited it is best NOT to include them as criteria. That way you will still receive info on properties that DO have these features, but also on properties that lack these features but meet your 'must' criteria , giving you a wider range of choices within your budget
Avoid specifying minimum 'square feet' or 'age' on Freehold properties
Although these are important Ontario Listings are not required to include them and most Listings don't, or show them incorrectly,or show the property as falling within a 'range' which is too broad to be useful. Thus,if you specified 'minimum 2500 square feet ' you would only receive those Listings which specifically include that information and would miss about 80% of the relevant Listings which do not. It is better to look at all the Listings which meet your other criteria then we can eliminate ones that are too small by looking at room-sizes or physical inspection and follow-up.
Try to be realistic about your price range
If you're not sure what you can afford, ask. I can tell you based on your Gross Family Income how much Mortgage a Lender will permit and what you will require for Down-payment and 'Closing Costs' , or if you prefer I can refer you to a reliable Mortgage Broker or simply give you an easy Formula to work it out yourself.
If you already know what you can afford or the maximum that you would feel comfortable to pay, please use the correct figure and don't 'lowball' it. For instance, if your true maximum is $400,000 and you tell me that, I will send you properties with a 'List Price' up to $425,000 on the assumption that we can actually buy at $400,000 or less. However, if someone says their maximum is $350,000 then I will only send 'List Prices' up to $375,000 so they may miss out on a Dream House that we could have bought for $370,000 but was Listed at $399,000 so they never saw the information on it.
No matter what budget you give me, I never put a 'minimum' List Price in your Search criteria so you will always see the lowest priced properties that meet your criteria.
