There is No Charge for my service and unlike the Builder's Sales Rep, I'll make sure you are fully informed on not only the positives but also any negatives regarding the area, builder, architect, development or about potential Rules & Regulations which might conflict with your intended.

I will assist with any concerns about the deposit timing or financing; confirm the payment schedule for any payable upgrades; confirm your other "closing costs"; make sure you fully understand what happens if there are delays in completing the building ; explain how the Condo Registration takes place and why you pay 'rent' instead of 'mortgage' until the process is complete ; fully explain your obligations and rights under the builder’s contract and answer all your questions on Condo ownership.

As a New Condo has no Budget History, I will also advise whether the initial or projected Condo Fees appear realistic to cover the Insurance, Management and Service Cost included, after making a suitable Reserve Fund provision, or if the fees are likely to rise with actual cost experience.

Throughout the process I will co-ordinate with your Solicitor, Lender and the Developer to anticipate and eliminate problems and make your Condo purchase as smooth as possible.
