My advice is that it is very dangerous to enter into a Real Estate Contract without specific professional advice that is appropriate to the jurisdiction where you live and the type of property involved.  Every Canadian Province and Territory and every U.S State has its own legislation affecting Real Estate transactions . There are also different forms to use for Freehold Properties, Condos, Commercial Property and Sale of Business and using an incorrect format can invalidate or create confusion if there is any subsequent dispute or even if the buyer wishes to finance.

Certainly I understand that you are trying to minimize your costs and that perhaps you don't wish to use a Realtor if the transaction is between Family Members , Close Friends or Neighbours.

Nevertheless, please don't rely on any forms that you obtain over the Internet.

Even within the Province of Ontario there is an annual update of approved Forms and Clauses so that even Realtors can be out-of-date if they don't subscribe to all the updates.

Invest in peace of mind. If the transaction is 'within the family' and everything is amicable and agreed,split the cost of  a few hundred dollars and have a Real Estate Solicitor write it up properly for you.
